Have Just Had a Flood - Property Manager
|
|
|
| 1. |
If you discover
a flood in your building or home, shut off source
immediately.
If you cannot shut the source call the appropriate
expert. |
| |
|
| 2. |
Once the source
has been turned off call Taylor Restoration, and
we will dispatch our flood technicians to arrive
as quickly as possible. |
| |
|
| 3. |
When our flood
technician arrives, we will have you sign a work
authorization form. This allows us to invoice
your insurance company directly and gives us written
permission to do work in your home or business. |
| |
|
| 4. |
Our flood technician
will inspect the damage thoroughly, making sure
all affected areas of the home or business are
dried properly. |
| |
|
| 5. |
In order to dry
the structure properly, some areas that hold too
much moisture may need to be removed i.e. carpet
/ under pad and insulation. |
| |
|
| 6. |
Once the structure
is dry, an estimate for final repairs will be
created and sent for approval. |
| |
|
| 7. |
All subsequent
trades will be called in to repair or replace
any damages caused by the flood once the approval
has been made. |
| |
|
| 8. |
Any deficiencies
will be noted and repaired if necessary. |
| |
|
| 9. |
If there are signs
that electrical is wet, we will call a certified
electrician to ensure the site is safe. |
| |
|
| 10. |
A letter of reference
would be appreciated for quality work done. |
| |
|
|
|
| We understand that
having a flood in your residence can be very upsetting
and stressful. Many of us have also experienced
this unfortunate event. We are often asked many
questions. We do our best to try and answer them
all. However, from time to time we do forget to
mention what may seem obvious to us. For this
reason I would like to bring your attention to
a typical list of questions or concerns the average
person would like answered. |
| |
|
|
|
| 1. |
How long can we expect to have
these noisy machines running in our house? |
|
Typically anywhere from
3-5 days as long as the machines are running full
time. |
| |
|
|
|
| 2. |
What do we do if the drying
equipment is defective or trips a breaker? |
|
Please call our office as
soon as possible 604-535-6448. We can either have
an electrician out or one of our flood techs re-attend. |
| |
|
|
|
| 3. |
I think the walls are dry,
should I call you or turn off the equipment? |
|
No, we know when the equipment
was installed and we will schedule moisture checks
at the most efficient time. Please leave the equipment
running. |
| |
|
|
|
| 4. |
Now that everything is dry
and you have taken out the equipment, what happens
next? |
|
Your project manager will
now arrange to come in and do a Final Scope of
Work (this is a list of everything that has to
be done to put your house back the way it was
prior to the flood). This scope along with an
estimate for these repairs will be sent to either
your insurance adjuster or property manager or
both. |
| |
|
|
|
| 5. |
I have heard that Taylor Restoration
was awarded the final repairs, now what? |
|
Our Job Coordinator will
now be calling you to arrange these repairs. Usually
we are quite busy and this may take anywhere from
a few days to a few weeks. We know how inconvenienced
you are and will endeavor to complete these repairs
as soon as possible. |
| |
|
|
|
| 6. |
I have noticed your painter/drywaller/flooring
guy etc. has missed a spot or has gooped a little. |
|
Every now and then there
are deficiencies. We would really appreciate if
you could bring these to our attention at the
end of the job. We are a family business and are
very concerned that your repairs are done to the
highest level of quality. |
| |
|
|
|
| 7. |
All the repairs have been completed
and I am happy. |
|
We do work in a thankless
industry. We often get our work from referrals
through the insurance industry. If we could possibly
ask for a reference letter from you, it would
go a long way to help us in our industry. It is
for this reason that Taylor Restoration will try
and give you the highest level of service through
this tough time. |
| |
|
| |
| You are a property
manager and one of your buildings has just experienced
a flood. The first thing you should do (even before
calling us) is make sure the source of the flood
is stopped. If you have to call a plumber or roofer
etc. now is the time to do it!
Next Call Taylor Restoration! Our flood techs
will be dispatched as quickly as possible. When
you are talking to the on call project manager,
please be able to give him contact names and
numbers for affected units and on site managers.
Now you can relax until the next business day
at which time you need to decide if you are
going to make an insurance claim.
The drying process usually takes 3-4 days.
Following is a list of common questions.
|
| |
|
| 1. |
I don’t know how many
units are affected? |
|
Our flood techs put reminder
letters under the doors of units we suspect may
be damaged. It is then up to the owners/tenants
to call us. If you wish we can call in a locksmith,
you simply have to as us. |
| |
|
|
|
| 2. |
How do I know the building
is safe for the occupants? |
|
It is our job to either
make sure the site is safe by calling in Electricians
or appropriate sub-trade, in the event the building
is not safe we will make sure you know the building
should be evacuated. |
| |
|
|
|
| 3. |
I just heard something about
Asbestos….What’s up with that? |
|
Workers Compensation has
given us new rules in dealing with substances
that may contain Asbestos i.e. Drywall mud, VC
tile, and linoleum. We have to test for Asbestos
on any buildings over 8 years old. |
| |
|
|
|
| 4. |
Should I make an insurance
claim? |
|
Your Project Manager should
be able to give you a “Reserve” or
an estimate on what it will cost to dry out the
structure and repair the damage. Once you know
the dollar value of the claim, you can talk to
your broker to see if it is worth making an insurance
claim. |
| |
|
|
|
| 5. |
Now that everything is dry
and you have taken out the equipment, what happens
next? |
|
Your project manager will
now arrange to come in and do a Final Scope of
Work (this is a list of everything that has to
be done to put your house back the way it was
prior to the flood). This scope along with an
estimate for these repairs will be sent to you
and the insurance adjuster. |
| |
|
|
|
| 6. |
I have just awarded the job
to Taylor Restoration, now what? |
|
Your project manager will
now either take you or fax you a work authorization.
We do need a signed copy of this authorization
for us to proceed with the work. Our job coordinator
will then call to set up an appointment for the
work to begin. |
| |
|
|
|
| 7. |
All the repairs have been completed
and I am happy. |
